How do I tender for a condominium land parcel at Sentosa Cove?
Sentosa Cove Pte Ltd, on behalf and as agent for Sentosa Development Corporation
(“the Corporation”) is inviting tender for the lease of selected land
parcels in Sentosa Cove for a term of 99 years.
There is a total of one land parcel for condominium development.

under the Residential Property Act (Chapter 274)]

Tender Submission
All tenders must be submitted in original Forms of Tender. Additional copies of the form can be obtained from Sentosa Cove Pte Ltd.
Tenderers shall submit their tender(s) for the land parcel in the Tender Submission Envelope with the Form of Tender duly completed and signed by the Tenderer.
All tenders consisting of:-
(a) Tender Deposit;
(b) Form of Tender;
(c) Letter of Confirmation and a copy of Power of Attorney (if applicable);
(d) for Singapore citizen, a copy of the NRIC;
(e) for Singapore company, a copy of the Certificate of Incorporation and clearance certificate;
(f) for a foreign person*, a copy of passport and the RPA in-principle approval from Land Dealings (Approval) Unit (if required);
(g) for a foreign company*, certified true copies of the certificate of incorporation (or equivalent), official company search information, records and particulars of the Tenderer relating to its registered office address, principal activities, share capital, officers, directors and shareholders maintained by the relevant authority in its place of incorporation and a copy of the RPA
in-principle approval from Land Dealings (Approval) Unit (if required); and
(h) the proposals required to be submitted under the Design Development Proposals in the form set out in Appendix A-1 of the Conditions of Tender
must be submitted in a sealed Tender Submission Envelope at the office of Sentosa Leisure Group , 1 st Storey at 33 Allanbrooke Road, Sentosa, Singapore 099981 between 9.00 am and 12 noon on 26 April 2005 only.
* Non-citizen, permanent resident, foreign company or converted foreign company, society or converted society.
Tender Deposit
Every Tenderer shall pay a Tender Deposit of 5% of the tender premium in respect of each tender submitted. The Tender Deposit may be paid by:-
(a) Cashier's Order; or
(b) Bank Guarantee; or
(c)
combination of (a) and (b) for the total sum of the Tender Deposit
Payment in cash or cheque or any other means will not be accepted.
Acceptance of Tender
All tenders submitted shall remain valid for twelve (12) weeks from and including the Tender Closing Date.
The Successful Tenderer shall be informed of the acceptance of his tender by registered post. The Corporation reserves the right not to accept the highest or any tender.
Payment of Tender Premium
The Successful Tenderer shall pay the Tender Premium by Cashier's Order(s) as follows:
(a)
Twenty percent (20%) of the Tender Premium within twenty-eight (28) days from and including the date of the Letter of Acceptance; and
(b)
Seventy-five percent (75%) of the Tender Premium within ninety (90) days from and including the date of the Letter of Acceptance.
Submission of Design Proposal & Plans
The Successful Tenderer shall submit to
the Corporation a Building Programme within fourteen (14) days from and including the date of the Letter of Acceptance. The Successful Tenderer shall also submit full and complete plans, elevations and specifications, models, material samples and artist's impression of the building to be erected on the land parcel within eight (8) weeks from and including the date of the Letter of Acceptance for review and approval prior to the commencement of work pursuant to the Building Agreement.
Foreign Ownership
The Tenderer, if a foreign person* or a foreign company* as defined in the Residential Property Act (RPA), must apply to the Land Dealings (Approval) Unit (LDU) for the relevant approval pursuant to the RPA for purchasing the land parcel.
Such Tenderer shall tender for the land parcel with in-principle approval from LDU.
A copy of the prescribed form for in-principle approval is enclosed with the Tender Packet and a copy may also be downloaded from our website at www.sentosacove.com.sg. All applications are to be sent to the Land Dealings (Approval) Unit at 8 Shenton Way #27-02 Temasek Tower Singapore 068811.
Upon award of the tender, the Successful Tenderer must apply for and obtain formal approval from LDU and submit a certified copy thereof to the Corporation within eight (8) weeks from and including the date of the Letter of Acceptance.
The Tenderer, if a Singapore company as defined in the RPA, must submit a copy of the relevant clearance certificate pursuant to the RPA to the Corporation by the same date.

Housing Developer
A Tenderer who is a “housing developer” within the meaning ascribed to it under Section 31 of the RPA is not required to enclose in its Form of Tender, a copy of the in-principle approval.
